01 · Operations layer

We run the coordination around your bookings.

studylanguaage.com is an operations desk for short-term rental landlords in Kyiv. We are not a booking platform and we do not list your property. We handle the work that follows a confirmed reservation: check-in windows, cleaning rotas, and condition checks that end in a written record.

Every task closes with a document you can open later. A timestamped check-in log, a housekeeping checklist, a condition note with photographs, and the time the issue was resolved. Pricing, guest approval, and repair authorisation stay with you.

02 · Module details

What each module actually delivers

Five modules run around your existing bookings. Every action ends in a record you can read: a timestamp, a checklist, a condition note, a resolution time.

A

Check-in coordination

Response ≤ 15 min

We confirm arrival windows with guests, hand over keys or codes, and log the moment the door opens. A timestamped check-in log is filed after every arrival.

  • Key or smart-lock handover
  • Arrival window confirmation
  • Timestamped check-in log

B

Housekeeping scheduling

Between 10:00–16:00

Turnover cleanings are scheduled against your booking calendar. Each visit closes with a ticked checklist, and linen counts are recorded, not assumed.

  • Turnover and mid-stay cleaning
  • Completed housekeeping checklist
  • Linen and amenity count

C

Property condition monitoring

Report within 24 h

We walk the unit after checkout and note damage, wear, or missing items. Findings reach you with photos and a severity flag; repair authorization stays with you.

  • Post-checkout condition walk
  • Photo evidence and severity flag
  • Condition note in your record set

D

Escalation and guest comms

Escalation ≤ 60 min

Guest messages are answered during operating hours. Anything that touches safety, access, or a payment dispute goes to you with a written summary and a proposed next step.

  • Guest message triage
  • Written escalation summary
  • Resolution time recorded

E

Monthly reporting

Issued by the 5th

One consolidated report covers check-ins, housekeeping visits, condition findings, and open escalations. The bundle is yours to keep and to forward.

  • Module activity summary
  • Open and closed escalations
  • Exportable record bundle
